Terms of Service
Last updated: March 1, 2026
Acceptance of Terms
By accessing or using DwellYard ("the Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service.
Description of Service
DwellYard provides an online tool that checks Accessory Dwelling Unit (ADU) eligibility based on publicly available zoning regulations. Users enter a property address and receive a report detailing potential ADU types, size limits, setbacks, parking requirements, and approval processes for their location.
Not Legal or Professional Advice
The information provided by DwellYard is for general informational purposes only. It is not legal, architectural, engineering, or planning advice. Our reports are based on our interpretation of publicly available zoning regulations and may not reflect the most recent amendments or local interpretations.
You should always consult with qualified professionals — including licensed attorneys, architects, and your local planning department — before making decisions about building an ADU.
Accuracy and Limitations
While we strive to keep our zoning data accurate and up-to-date, we cannot guarantee the accuracy, completeness, or timeliness of the information provided. Zoning regulations change frequently, and local interpretations may vary. Our eligibility reports should be used as a starting point for research, not as definitive determinations.
Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of these terms
- Attempt to interfere with, compromise, or disrupt the Service
- Use automated tools to scrape, crawl, or extract data from the Service beyond normal use

Intellectual Property
The Service, including its design, code, content, and branding, is the property of DwellYard and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without prior written permission.
Limitation of Liability
To the fullest extent permitted by law, DwellYard and its owners, operators, and contributors shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. This includes, without limitation, damages from reliance on information provided by the Service, lost profits, or construction decisions made based on our reports.
Indemnification
You agree to indemnify and hold harmless DwellYard and its owners from any claims, damages, or expenses arising from your use of the Service or violation of these terms.
Governing Law
These terms shall be governed by and construed in accordance with the laws of the Commonwealth of Massachusetts, without regard to conflict of law principles.
